Apartment search🏠
General tips
Neuenburg am Rhein: Quiet small town near the Rhine; rent for a 2-room apartment approx. €700–900 (basic rent). Currently very few available apartments.
Freiburg im Breisgau: University city, high influx of people, tight housing market, rent slightly more expensive than in Neuenburg am Rhein. Costs for 2 rooms approx. €1,000–1,300 (basic rent), up to €1,700 in central locations.
Also look in smaller towns around Neuenburg am Rhein: Bad Bellingen, Staufen, Bad Krozingen, Binzen or Lörrach.
Start searching early – at least 2–3 months before the move
In Germany, a distinction is made between basic rent (Kaltmiete) and warm rent (Warmmiete). Basic rent is the pure base rent, while warm rent is the basic rent plus all operating costs such as heating, hot water and waste disposal. Attention: In Germany, rental apartments are often rented without a fitted kitchen. Tenants must bring and install their own kitchen and take it with them when they move out. Be sure to clarify this with your landlord beforehand.

Copy of passport and residence status
SCHUFA credit report (free: http://meineschufa.de). The SCHUFA credit report shows how reliably a person pays bills or loans. Banks or landlords use it to assess the risk of financial losses. If you are new to Germany, you will probably not have a SCHUFA report yet, as it will be empty and therefore not meaningful. Alternatives if you are coming directly from abroad include a reference from your bank in your country of origin. Or, if you have a relative in Germany, they may be able to provide a guarantee for you.
Certificate of no rent arrears from your previous landlord, if available. This confirms that you have no rental debts and have always paid the rent on time.
Notice periods: Usually 3 months and must be given in writing.
Registering with the energy and water supplier: If electricity, hot water or heating gas are not included in the rental ancillary costs, you must find a provider yourself and conclude a contract with them. But you will not move in without utilities. In a new apartment, you automatically receive electricity, water and gas from the local basic supplier under their terms. After moving in, you can look for your own provider and use free online comparison portals for this. The notice period with the basic supplier is two weeks.

Residence status
EU citizens: Do not need a residence permit. However, registration with the residents’ registration office is mandatory.
Swiss citizens: Largely treated the same through the CH–EU Agreement on the Free Movement of Persons – registration is sufficient, no residence permit required.
Registration with the residents’ registration office
You must register with the residents’ registration office within two weeks of moving into an apartment. For registration, you need confirmation from your landlord (Wohnungsgeberbestätigung).
Only after registration will you receive your tax identification number and a registration certificate.

Health insurance
Health insurance is mandatory. Either statutory or private health insurance is required. You must choose it yourself and register. You can find a comparison portal here.
For statutory health insurance (GKV): Contribution: 14.6% of gross salary (split equally between employer and employee). Health insurance funds may charge an additional fund-specific contribution to cover their financial needs. On average, this is around 1.5–2.0%.
You pay the contribution directly through payroll.
Anyone who exceeds a certain gross income can take out private insurance. The contribution amount depends on age, health and tariff.

Opening a bank account
For longer-term stays in Germany, it makes sense to open a German bank account. This makes it easier to transfer payments such as rent and salary.

Taxes
Income tax: Anyone who earns money in Germany must pay a portion of it to the state from an annual amount of €12,096. Income tax is based on the principle of taxation according to ability to pay through a “linear-progressive tariff.” This means different levels of the tax tariff have different tax rates – the higher the income, the more the percentage tax share increases. Wage tax is a form of income tax.
Wage tax: As an employee, wage tax is shown on your payslip. It represents an advance payment on income tax. Employees are assigned to tax classes. The individual situation of a taxpayer – for example single or with family – is already taken into account in wage tax. The employer withholds wage tax and social security contributions from the gross salary and pays them to the tax office before paying employees their net salary.

Auto & Führerschein
Personen aus dem EU Raum müssen den Führerschein nicht umschreiben lassen. Für Drittstaaten (u.a. auch Schweiz:) gilt: Du kannst mit einem ausländischen Führerschein bis zu sechs Monate in Deutschland fahren. Spätestens nach 6 Monaten muss dieser umgeschrieben werden (möglich ohne theoretisch und praktische Prüfung möglich). Mehr Informationen findest du hier.

Kosten: ca. 30–50 €/Monat (Internet + Telefon Kombipaket)
In Deutschland gibt es verschiedene Anbieter. Vergleichen lohnt sich – Online-Portale helfen hier weiter. Tipp: Die Einrichtung des Telefon-, TV- und Internetanschlusses kann mehrere Wochen dauern. Wenn möglich, suche daher am besten vor dem Einzug nach einem geeigneten Anbieter.
Rundfunkgebühren: In Deutschland ist man verpflichtet, für Radio, Fernsehen und Internet eine Gebühr (ca. 18 Euro pro Monat) an den öffentlich-rechtlichen „Beitragsservice ARD, ZDF und Deutschlandradio“, die sogenannte „GEZ-Gebühr“ zu zahlen. Alle Hausbewohnerinnen und Hausbewohner müssen sich einzeln registrieren. Die Gebühr wird jedoch pro Wohnung abgerechnet, unabhängig von der Personenzahl.
